Port Royal
Created in 1958 by Glenn Sample at the southernmost end of Old Naples, Port Royal is widely considered Naples' most exclusive neighborhood. Single family homes and beachfront estates. Port Royal is completely surrounded by nature, with the Gulf of Mexico to the west, Naples Bay to the east, and Gordon Pass and Key Island to the south. Most homes are on generous waterways, a series of man-made fingers that meander out towards Naples Bay, with direct access to the intercoastal waterway and Gulf. Ownership allows application to the Port Royal Beach Club, with tennis center, recreational green, and beachfront dining and pool.

Aqualane Shores
Waterfront single family homes on narrow canals, with a few on Naples Bay and wider coves. Developed in the 1960's with many ranch style older bungalow homes. Many of these homes are being torn down for the lot value, and there is a lot of renovation going on in this neighborhood. Very light traffic. Preferred boat access to intercoastal waterway and gulf.

Old Naples beachfront
Single family only from Gordon Pass up to Beach Club Hotel. The larger and more private homes with less public beach access are south of 20th Avenue South, with option for membership at Port Royal Beach Club. Larger estates here are two blocks deep. This is the area with the greatest appreciation for the last few years, and there is a lot of new construction and renovation. FEMA (Federal Emergency Management Agency) restrictions on remodeling dictate that owner can only improve 50% of house, not lot, value, before having to meet new flood and wind guidelines, so many new owners are tearing down the older homes and rebuilding to FEMA specs.

Coquina, The Moorings, Park Shore
Mostly single family homes, very residential, with mix of retirees and young professional families. The Moorings Bay waterfront area is very similar to Aqualane Shores, with more generous views. With boat access to the gulf, although bridges in most areas limit boats to 12 foot height. Designated beach access for each neighborhood, with private beach for Moorings and Park Shore.

Moorings, Coquina, Park Shore beachfront
Highrise beachfront condominiums spring up north of the Naples Beach Club hotel offering a wide variety of choices. There is an eight story restriction up to Horizon House, then 30+ stories are allowed. Close to Village on Venetian Bay, which offers good boutique shopping and restaurants. Each building offers its own amenities.

Pelican Bay beachfront
Setting these highrises back from the beach to preserve a mangrove estuary in fact created some of the most beautiful gulf views in Naples. In this long series of luxury towers, it seems that each new building has outdone the ones that came before it. Many amenities are typically offered within each enclave, with all the community features of Pelican Bay right nearby.

Pelican Isle North Naples

Vanderbilt Beach beachfront
Started in the 1950's, this short stretch runs from the Ritz Carlton Hotel to Delnor-Wiggins Pass State Park, with a mix of older and newer buildings that lack the consistency of Park Shore or Pelican Bay, resembling more the typical mix you will find in other Florida beach communities.

Windstar On Naples Bay
Naples' only waterfront and golf community. Luxury coach homes, condos, villas, and single family residences in every price range. Tom Fazio 18 hole golf course. 33,000 square foot clubhouse with social rooms, dining room, and fitness center. Tennis facility. Private yacht club with 72 deep water slips. Private island beach club. Close to downtown Naples.
